Hunter’s Creek Golf Course sold to home builder for $2.6M

Park Square Homes in Orlando will work with community HOA to maintain course

Park Square Homes acquired Hunter’s Creek Golf Course for $2.6 million on August 17, 2020, with plans to retain the course, but carve out land for residential development.  

The 188-acre Orlando course was listed at $3.8 million but the Florida home builder purchased the course at a discount of about $13,962 an acre from the previous owner Tadashi Hattori’s Hunter’s Creek Golf Course Inc., according to the Orlando Business Journal.

Hattori bought the property for $4 million in April of 2007 and had listed it several times in the past few years before closing with Park Square Homes. 

In an email, Rebecca Wilson, a partner with Orlando-based Lowndes, Park Square Homes’ counsel said, “Park Square Homes wants to continue to operate the property as a golf course and to carve out some land for future residential development.”

The area around the course has seen a high demand in homes and higher-than-average home prices, according to the Orlando Business Journal.  There were 116 home sales during second-quarter 2020 in the ZIP code where the Hunter’s Creek property is located, according to the Orlando Regional Realtor Association. The average sales price in the area was $279,976, slightly higher than the Orlando area’s median home price of $270,000.

The housing development has a homeowner’s association. Hunter’s Creek Community Association told the Orlando Business Journal that it supports adding a “well-run” golf course.

“As for redevelopment, the buyer has agreed to provide a proposal of their future plans by month’s end, and they have indicated that they understand that an affirmative community vote is necessary to advance their redevelopment,” Denise Sedon, Communications Manager for the Hunter’s Creek Community Association said.

Hunter’s Creek golf course is a public golf course in central Florida. It is rated as one of the most difficult courses in the area. The property also offers FootGolf.
